All occupants aged 18 and over must be listed on the lease and submit a complete application and background check, including full landlord and employer details; a $50 non-refundable fee applies to each applicant. Combined gross monthly income must equal at least two times the monthly rent and be supported by legal, verifiable documentation such as recent paystubs, an official offer letter with a start date before move-in, government benefit statements, or investment or trust income. If income does not qualify, savings may be verified with three consecutive months of statements averaging two times the annual rent. Applicants must have a minimum of 24 consecutive months of verifiable rental history and will be screened by a third-party service for credit, criminal, and background history, including late payments, collections, bankruptcies, judgments, and evictions. Any eviction, outstanding landlord debt, undisclosed or undischarged bankruptcy, or felony or violent conviction within the past seven years will result in denial, though additional security deposits may be required for certain credit or residency issues. If income or credit requirements are not met, a guarantor may be accepted, provided they complete an application, have superior credit with no collections, demonstrate income of five times the monthly rent or savings of five times the annual rent, and sign the guarantor addendum prior to move-in.

Yes! We allow a maximum of two pets per unit with a $300.00 non-refundable pet fee due for each pet either at move-in or when you add the animal to your household. There will also be a $25.00 monthly charge per animal for pet rent.

We do not accept Section 8 or any other affordable housing vouchers.

We are not a second chance housing provider. Evictions within the last 7 years will be an automatic denial.

Yes, however, they will not be considered a Lessee, simply an occupant.
